Adaptive Reuse Studies
There are times when the greatest value of an asset is realized in adapting its use to another function. This is particularly true for functionally or financially obsolete properties. Examples of our work include the transformation of a corporate training center into an assisted living facility and the conversion of a mental health sanitarium into high-end condominiums. We explore all the possibilities for the asset, completing information interviews and surveys of local, regional and national parties to analyze the options. This strategy has resulted in the creation of substantial value for our clients.


Build-to-Suit & Lease Feasibility
A member of our executive team, Mr. MacNeish, has been a developer of build-to-suit and speculative office, R&D, and industrial buildings. Clients utilize this know-how in understanding the construction process and the mitigation of risks. Some corporate clients have asked B&C to act as their advisor in building for their account. Our advice has saved clients significant fees in the construction process.

B&C guides state governments, local municipalities, and development agencies in the creation of economic development plans. Our experienced team sees the big picture and translates that into strategic, pragmatic plans. Expert Testimony & Litigation Support
Expert testimony is provided in court and arbitration hearings when the raw data, analytical results and appropriate practice standards support a rational and effective conclusion. The firm’s experts have provided testimony on real estate markets, loan underwriting, lender and borrower practice standards, the development process and a range of other topics in the real estate industry.  Recent cases have involved inappropriate use of client’s confidential information by investment bankers, appropriate permanent lending standards, loan commitment issues and standards of practice for lenders.

In contrast to expert testimony, litigation support services provide client’s counsel with identification and explanation of important issues and a review and critique of key documents, reports and testimony.

Marketing Plans
B&C’s marketing plans are tailored to the property in order to maximize value. We can create plans for single assets or complex, large projects. For example, a national developer retained B&C to create a marketing plan, train staff, and assist in the implementation for a to-be-built campus. B&C accomplished pre-leasing of 100% for the first 150,000 SF building and 50% for the second building before the steel was up. The client benefited from having a successful development in addition to a well-trained staff to lease other assets.


Mediation & Arbitration
Gerald M. Levy, Consultant to B&C leads the firm's professional practice in mediation and arbitration. He has acted as a mediator, party-appointed arbitrator, neutral panelist, chair or sole arbitrator in the real estate, construction, banking and securities industries and also has been active in resolving general business disputes. Mr. Levy has served as a neutral in the valuation of real estate fee simple, partial and fractional interests, rent re-settings for lease renewal terms, highest and best use issues, allocation of operating expenses between landlord and tenant, lender/borrower conflicts, property management contract problems, developer/contractor disputes, and specific performance. Construction cases have involved construction loans and business issues such as timely completion, change orders, business interruption, measurement of damages and lost profits and other matters. Portfolio & Financial Reviews
B&C's senior staff includes individuals who have worked at major institutions (Aetna, Chase Bank, the City of Hartford) with direct investment management responsibilities. This experience translates into a real strength in dealing with the quantitative and qualitative analysis required by our clients. Moreover, the depth of our national experience allows us to complete assignments in a very timely manner, allowing our clients not only quick access to primary market data, but the ability to make smart decisions quickly.

Tenant Representation
B&C’s tenant representation assignments include strategic planning, human resource research, economic development negotiations, and site selection. A key element in a corporate relocation is the ability to hire and retain personnel, not simply the availability of real estate. Assignments have included cost/benefit analysis for a major insurance company on all its field locations and negotiations with various states for economic incentives. In one case we saved a client over $5,000,000 through incentives.
