Tom Gates is an affiliate consultant to Bartram & Cochran and is currently associated with HIGroup, LLC, a boutique real estate investment-banking firm. He brings more than 25 years of commercial real estate experience to Bartram & Cochran as asset manager, advisor, and investor with an extensive background in creating, enhancing, preserving and harvesting value in all major commercial real estate sectors. Mr. Gates' expertise includes strategic asset management, capital transactions, and debt and equity restructuring/workouts. Mr. Gates' broad experience allows him to view situations from multiple perspectives and bring thoughtful strategies and timely execution to bear.

With a recent emphasis on retail assets, Mr. Gates' experience includes senior asset management responsibilities with a large national syndicator, a NYSE retail REIT, private equity firms and private developers, representing these firms as principal investor, venture partner, manager and debtor. He has successfully managed national investment portfolios, executing capital and operating strategies for real assets of all major types, quality and maturity through all of the major prior down-cycles in the prior three decades.

Employment History:

Mr. Gates' recent experience includes senior asset management duties with Klaff Realty, LP, a boutique private equity firm specializing in monetizing the real estate balance sheet components of retail enterprises.

Prior to Klaff, Mr. Gates was Vice President of Financial Services for General Growth Properties where he was responsible for ownership affairs of two national shopping mall portfolios owned in joint venture with an institutional partner consisting of 32 regional malls with a market value of $5 billion. Prior to GGP, Mr. Gates was a senior asset manager with JMB Realty Corporation at its Chicago headquarters. There he managed closely-held and publicly-syndicated portfolios of over 40 major office, retail, mixed-use, industrial and residential properties. Mr. Gates began his professional career as an auditor with the "Big 8" predecessor of Deloitte-Touche.

Representative Assignments:

Significant responsibilities and accomplishments included numerous acquisition, disposition, capital market and workout transactions from positions as landlord, tenant, partner, debtor, and creditor:

  • On behalf of a private equity fund, directed real estate transactions and asset management for more than 200 retail, office and industrial properties contained in the Albertsons LLC, CUB Foods (grocery stores) & Mervyns Department Store portfolios.
  • Directed or significant participant in more than 85 property-monetizing transactions valued at more than $300 million in the last 5 years.
  • Successfully negotiated a complex 28-property transaction with mall landlord including sale-leasebacks, lease modifications and terminations, REA amendments, development agreements and lender covenants. Resulted in cash proceeds in excess of $100 million and unlocking of significant additional portfolio value.
  • Played significant role in ownership structuring and due diligence in creating a new $1.2 billion real estate portfolio with an institutional partner.
  • On behalf of a privately-held national real estate investment firm, directed strategic repositioning transactions including negotiation of sales, refinancing and ownership restructuring of more than $400 million of assets resulting in maximum cash yield, mitigated tax liability, and future equity redemption optimization.

Education:

Mr. Gates earned an MBA in Finance and Marketing from the J.L. Kellogg School of Business at Northwestern University and a BBA in Accounting from the University of Notre Dame. Mr. Gates is a Certified Public Accountant in Illinois
